The Elevated Role of Facility Management in Today's Workplace

- Is the FM sector a growing area in Europe? Do you believe organisations are now seeing the importance of FM?

There are two types of FM. The first is the outsourcing of single services, such as technical maintenance, and the second is the fully integrated service line where all management activities are handled by one service provider.

Without a doubt, the fully integrated model is growing in the UK, Nordic countries and Central Europe; it seems that large companies are outsourcing all facility activities to one provider due to the ease.

- What building management strategies would you recommend?

Facility managers must have the capability to manage large corporate activities, as there are often more than 60 services in a single building. They must also be able to handle change within a company. When organisations choose to outsource to a facility manager, it is always difficult to change the management structure within the organisation.

The last factor is energy management. Energy prices are rising and there are constraints and challenges around carbon taxes. FM managers must be competent in implementing the appropriate solutions.

- How can FM managers become a strategic partner in business operations?

FM expenses are typically around 5 - 15 per cent of a company's turnover. With such a high percentage, top level management executives should have a stronger awareness of these activities.

The productivity of building maintenance is also crucial. If you cannot properly service the building and provide easily accessible and working facilities, it negatively impacts employee productivity.

- How can FM managers prosper in their industry?

FM managers must have a holistic view and evolve their strategy further than the outsourcing of services. When looking at a building's total costs 45 per cent goes towards services, 40 per cent to the leasing of the building and 15 per cent to energy consumption. By looking at these costs, they can comprehend the capacity and link that to productivity and performance.

Understanding the culture and personality of a company before starting on any project is crucial. The company may be global, which means all decisions are centralised, or it may be local or even "glocal" which means that it is international but decisions are made locally. FM managers must determine where the company stands before choosing the model most appropriate to their needs.
